We are continuing our expansion and are now also focusing on the residential sector. We are pursuing a two-pronged approach: LIST Bau Köln, under the leadership of Ralf Neubauer, is launching as a new general contractor, while a new team of experts is being formed within LIST Bau Holding under the leadership of Oliver Krause.
“Housing is not just an issue for the construction and real estate industries, but essentially a challenge for society as a whole,” explains Andreas Brockhaus, Managing Director of LIST Bau Holding. It is estimated that there is currently a shortage of half a million apartments across Germany—action is needed. LIST Bau Köln is taking on this challenge with a clear focus on North Rhine-Westphalia, particularly the Rhine-Ruhr region: “My philosophy is: building with people for people,” emphasizes Ralf Neubauer, who, as managing director, steers the course of LIST Bau Köln. In doing so, he focuses on both social housing and the development of apartment buildings, dormitories, and hospitality projects. The trained civil engineer brings more than 25 years of professional experience to the table and, together with his team, will be active in both new construction and the renovation of existing buildings.
Thinking Strategically About the Asset Class
At the same time, LIST is establishing a team within LIST Bau Holding, led by Oliver Krause, that will address the residential asset class from a strategic perspective. “As a central unit, we are available to all companies in the List Gruppe to share our expertise,” he explains. His primary focus is on supporting our general contractors and project developers in the realization of economically and environmentally attractive residential properties. At the same time, he aims to increase the use of serial construction and will work with his team to develop corresponding concepts. “There are many challenges here, for example regarding the civil engineering work required depending on the property’s location or the varying state building codes. But we’re happy to take on this challenge,” says Oliver.

The two experts agree: The quality of the property and a well-thought-out floor plan are key, while cost-effectiveness must also be ensured. “We achieve this goal through an optimized building design as early as possible in the project phase,” they explain.
