A Flagship Building for the Omega Office Park

LIST Construction constructed this six-story building using a sophisticated hybrid wood construction method as a standalone structure and flagship within the existing Omega Park in Obersendling. It marks the start of the site’s redevelopment with a focus on sustainability. That’s why our client had high expectations for the building—and our team brought them to life. The two most obvious aspects: wood and greenery. Wood has been used wherever structural and fire safety requirements allow. And we sourced it as locally as possible. We incorporated greenery onto the roof and facades of the building. In addition, various simulations ensure the building’s high energy efficiency. For example, a groundwater heat pump is being used.

Circularity and Dismantlability

Until now, a true assessment of circularity has stopped at the boundaries of MEP—but not here. Where others typically rely only on general assumptions, the team at LIST Eco conducted a comprehensive evaluation not only of the building structure but also of the MEP based on a BIM model. In addition, dismantlability was assessed using the Madaster Dismantlability Index (DI). This process involved, among other things, identifying jointing techniques and installation scenarios, locating them within the BIM model, and documenting them alongside the material inventory of all component and material information.

Variant Analyses and Building Resource Passport

LIST Eco found further applications for the BIM model. For example, the team calculated how various materials impact the building’s environmental balance—with the goal of further optimization. Among other things, they examined how recycled concrete affects the building’s circularity. The positive result was that this material was ultimately used. As a result, the building could even meet the requirements of the “Circular Economy” conservation target in the EU Taxonomy regarding minimum secondary material content. Finally, LIST Eco created a digital building resource passport in accordance with DGNB standards.

High-Quality Tenant Fit-Out

Thanks to its flexible floor plan, WOODWORKS is designed to accommodate various tenant configurations. It would have been possible for multiple tenants to freely design the office spaces across several floors according to their needs. However, this did not happen because Barkawi Holding was so impressed with the building that it leased the entire property. In addition, the supply-chain-technology company has made further investments in the building: From flooring and custom colors to special glass partitions, the building also impresses on the inside with many high-quality details.
