Genuine teamwork – LIST Bau München constructed this climate-friendly office complex on a turnkey basis. LIST Eco was on board for circularity, material comparisons, and other aspects.
Flagship building for Omega Office Park
LIST Bau Munich constructed this six-story building using sophisticated hybrid timber construction as a standalone building and flagship in the existing Omega Park in Obersendling. It marks the start of the redevelopment of the area with a focus on sustainability. That is why our client had high expectations for the building—and our team put these into practice. The two most obvious aspects: timber and greenery. Wood has been used wherever structural and fire safety requirements allow. And we sourced it as locally as possible. We have greened the building on the roof and on the facades. In addition, various simulations ensure that the building is highly energy-efficient. For example, a groundwater heat pump is used.
Circularity and dismantlability
Until now, the real assessment of circularity has ended at the boundaries of MEP – but not here. Where else only general assumptions are made, the LIST Eco team has comprehensively evaluated not only the building construction but also the technical building equipment based on a BIM model. In addition, the dismantling capability was also tested using the Madaster Dismantling Index (DI). Among other things, this involved recording joining techniques and installation situations, locating them in the BIM model, and documenting them in addition to the material inventory of all component and material information that had been created.
Variant studies and building resource passport
LIST Eco had other uses for the BIM model. For example, the team calculated how different materials affect the building's balance sheet – with the aim of further optimization. Among other things, they examined how recycled concrete affects the circularity of the building. The positive result was that it was also used. The building could thus even meet the requirements of the EU Taxonomy's Circular Economy protection goal with regard to the minimum secondary material content. Finally, LIST Eco created a digital building resource passport in accordance with DGNB.
High-quality tenant fit-out
Thanks to its flexible floor plan, WOODWORKS is designed for various tenant configurations. It would have been possible for several tenants to freely design the office space across several floors according to their needs. However, this did not happen because Barkawi Holding was so enthusiastic about the building that it leased it in its entirety. The supply chain technology company also invested further in the building: from floor coverings and special colors to special glass partitions, the building also scores points with many high-quality details inside.
