Ludwigsburg Industrial Center
One of the largest privately funded industrial and transformation projects in southern Germany.
ESG-compliant rental space for industrial, research, laboratory, warehouse, and office use is being constructed on the approximately 51,000-square-meter site in the Weststadt district on behalf of INBRIGHT and Patron Capital.
The contract covers two of three subprojects: the construction of the so-called Clusters 1–3, as well as a new parking garage, with a combined area of approximately 50,000 square meters built using a sustainable wood-hybrid construction method. LIST was awarded the contract not only due to its proven collaboration with INBRIGHT but also because of a comprehensive list of optimization measures—including adjustments to the roof shape, special foundation work, and parking garage design. The project is being implemented according to a consistent ESG strategy: plans include energy-efficient new buildings meeting the KfW-40/BEG-40 standard, photovoltaic systems, connection to the district heating network operated by Stadtwerke Ludwigsburg, green electricity, and an integrated e-mobility concept—as the basis for the targeted DGNB Gold certification. LIST Eco is overseeing compliance with DGNB requirements, while LIST Ingenieure is responsible for the planning.
