LIST Construction constructed a logistics warehouse with four units and two office wings in Hamburg-Veddel. The general contractor joined the project in Phase 3, completely revised the design, and optimized it for cost-effectiveness.
Construction was carried out in two phases to allow parts of the existing building to remain in use during the construction period. The office wings were given a wooden facade.
The property is located on an island in the canal—directly on the water in the heart of the port logistics area. The very damp, marshy soil required special foundation work: approximately 3,000 bored piles were installed to a depth of about 14 meters. Particular challenges included approximately 200 existing piles remaining in the ground as well as the back-anchoring of the bank reinforcement, which necessitated repeated adjustments to the foundation points. In addition, numerous contaminated sites and artifacts were encountered.
To protect against potential methane gas formation, a gas drainage system was installed beneath the floor slab. Beneath the floor slab, an approximately 70-cm-thick layer of cement-stabilized material—recycled from excavated soil—was also created to serve as a sliding surface; due to its sensitivity to weather conditions, this layer was not installed until after the roof and facades had been completed.
