Logistics property in Hamburg
LIST Construction constructed a logistics hall with four units and two office extensions in Hamburg-Veddel. The general contractor joined the project in service phase 3, completely revised the design, and optimized it economically.
The project was carried out in two construction phases so that parts of the existing building could continue to be used during the construction period. The office extensions were given a wooden façade.
The property is located on a canal island – right on the water in the middle of the port logistics area. The very damp, boggy building ground required special foundations: around 3,000 bored piles were installed to a depth of approx. 14 m. Around 200 old piles remaining in the ground and the back anchoring of the bank reinforcement, which required repeated adjustments to the foundation points, proved challenging. In addition, numerous contaminated sites and finds were discovered.
To protect against possible methane gas formation, gas drainage was provided under the floor slab. Below the floor slab, a layer of recycled excavated material, cement-stabilized to a depth of approx. 70 cm, was created as a sliding plane – weather-sensitive and therefore only carried out after the roof and facade had been installed.
