Carbon Due Diligence Existing office building in Hamburg
An Office Building Under Scrutiny: Aside from a major renovation—what energy-efficient measures can be implemented quickly without disrupting day-to-day operations or inconveniencing tenants?
The five-building complex was constructed in 1955 and has since been expanded, remodeled, and renovated several times. Using Carbon Due Diligence, LIST Eco analyzed the current energy performance of the existing building. This made it possible to clearly identify areas for optimization and the corresponding measures.
Manage for the environment.
The greatest potential for improvement lies in the building’s thermal envelope. Rock wool insulation and windows with double-pane insulated glass—if the exterior walls are re-insulated and the property’s windows are replaced as proposed, this will result in a CO2 reduction of approximately 31 percent. If all construction-related potential is fully realized, emissions will drop by as much as 46 percent.
The Sustainability Concept:
- Identification of five structural and three systems-related measures
- First, reduce the building’s energy demand (upgrading the building envelope)
- Increasing savings in building systems through energy management
- CRREM 1.2: Optimized variant delays stranding by 11 years
- In the long term, design generation and transmission systems to be economically sustainable
- Realistic cost estimates make renovation activities predictable and transparent
