With the groundbreaking ceremony in Ludwigsburg’s Weststadt district, construction work on the Ludwigsburg Industrial Center (LIZ) has begun. A state-of-the-art industrial and commercial campus with nearly 100,000 square meters of leasable space is being built on the approximately 51,000-square-meter site.
The new construction was preceded by a comprehensive transformation of the existing buildings on the former industrial site. Approximately 44,500 square meters of the existing space were preserved and modernized from both a technical and energy efficiency standpoint, with a particular focus on high building energy efficiency. Around 30,000 square meters of existing buildings that could no longer be preserved were demolished. Some of the materials and raw materials recovered in the process are now being incorporated into the new construction, which comprises several buildings with approximately 50,000 square meters of leasable space. These are being constructed using a wood-hybrid building method and offer state-of-the-art spaces for production, research, and development, as well as complementary office areas. The units can be flexibly adapted to different user requirements.
The development of the LIZ adheres to high sustainability standards. Among other things, the project includes photovoltaic systems, green electricity, a connection to the district heating network of the city of Ludwigsburg, and extensive green roofs and landscaping. The goal is DGNB Gold certification.
The project demonstrates how industrial heritage, municipal initiative, and planning expertise can work together with strong construction execution to create high-performance spaces and drive economic growth.
