Building Simulation for New Construction, building resource passport, and life cycle assessment (LCA) Cheeks
LIST Eco conducted an analysis of the demolition of an existing structure and the potential for constructing a new LIDL store in Wangen.
As part of the analysis, a digital as-built survey was conducted in the form of a 3D point cloud, which served as the basis for creating a BIM model of the existing structure. Various types of information, such as as-built drawings, hazardous material reports, material reports, and data from the demolition tender, were used to create a BIM-based building resource passport using Madaster. Additionally, assessments of circularity and demountability were conducted using the Madaster Circularity Index and Detachability Index.
Subsequently, the results from the existing building were compared with the BIM-based new construction planning. To this end, LIST Eco identified CO2 hotspots and material values of the existing building and derived measures and requirements for potential reuse. The goal was to evaluate different variants in terms of their material values and material-related CO2 emissions and to define at least five measures to promote climate protection and resource efficiency.
Post-modeling of the existing building and new construction
As part of the post-modeling process, both the existing building and a potential new construction were captured and evaluated as BIM models. The existing market in Wangen was captured using a point cloud and subsequently modeled. Both the existing and new construction models served as the basis for the further sustainability assessment and the final variant comparison. The goal was a well-founded comparison of alternatives with regard to life cycle assessment (LCA) and circularity. In addition to greenhouse gas emissions and primary energy demand, the reusability and dismantlability of the materials and components used were also evaluated. This made it possible to identify which alternative offers better long-term potential in terms of sustainability. The findings from the variant analysis were incorporated into the evaluation and direction of planning for future hypermarkets.
