Repurposing of Former Goodyear Warehouses in Philippsburg
This existing industrial property in Philippsburg has a floor area of approximately 120,000 square meters and has been used as a tire warehouse until now.
After the tenant moved out, the building owner deliberately opted for renovation rather than demolition to create a flexible, rentable industrial site. Based on a joint assessment of the building’s condition, economic viability, and climate protection, LIST Bau was commissioned to carry out the revitalization.
Under the existing roof, fire walls were retrofitted using a hybrid construction method with precast aerated concrete to divide the hall into fire compartments of approximately 10,000 square meters each. At the same time, the fresh water supply and electrical systems—including the fire alarm system, transformer stations, medium-voltage network, and lighting—were comprehensively upgraded. The replacement of large smoke exhaust fans—carried out while the roof was heavily occupied by PV panels—was executed with pinpoint precision via helicopter.
In addition, two freestanding, two-story office buildings were constructed and connected to the existing hall. LIST Ingenieure was responsible for the 3D planning, while LIST Eco provided support with energy and life-cycle analyses, as well as consulting on the carbon footprint and the procurement process.
