Carbon Due Diligence & DGNB pre-check KALA Central Campus in Darmstadt
ALÌTUS Capital Partners is in the process of revitalization and repositioning of the KALA commercial property in Darmstadt.
Investment manager ALÌTUS Capital Partners, together with its main tenant, AB Enzymes, is carrying out construction work on just over 7,200 square meters of rental space in the complex’s L-shaped building. The goal is to create modern office and laboratory spaces.
As part of the initial concept development, LIST Eco analyzed extensive energy-efficiency and technical measures to make the building fit for the future.
In addition to meeting the EG 55 energy standard, the project also aims to achieve Gold certification under the DGNB standard to meet modern sustainability requirements and ensure the property’s resource-efficient operation.
The Path to New Construction Standards.
From an energy efficiency perspective, the building has a certain backlog of renovation work, and once all measures have been implemented, it is expected to meet current standards for new construction. The development and elaboration of the following optimization potentials were based on DIN V 18599.

- Renovation of Exterior Walls
- Window Replacement
- Basement Ceiling Retrofit
- Addition of a PV system
- Hydraulic balancing of the heating system
